Welcome to the official website of Destiny Springs Condominium Association, Inc., a residential condominium community located in Altamonte Springs, Florida.

The Association is governed by a Board of Directors elected by the unit owners and operates in accordance with Chapter 718, Florida Statutes, the Association’s Declaration of Condominium, Articles of Incorporation, Bylaws, and Rules & Regulations.

Community Guidelines

The following is a brief summary of common community guidelines. For complete details, please refer to the official Rules & Regulations in the Owner Portal.

Parking

Designated parking spaces are assigned to each unit. Guest parking is available in designated areas only.

Noise

Quiet hours are observed from 10:00 PM to 8:00 AM. Please be considerate of neighbors at all times.

Pets

Pets must be leashed in common areas and cleaned up after immediately.

Waste & Recycling

Waste should be disposed of in designated containers. Recycling guidelines are posted near collection areas.

Guests

Unit owners are responsible for the conduct of their guests. Guests must comply with all Association rules while on the property.

Exterior Modifications

No exterior alterations or installations may be made without prior written Association approval.

Amenities

Follow all posted rules for the pools, gym, laundry rooms, and other common areas. Amenities are for residents and authorized guests only.

Access Cards

Access cards are issued by the Association. Lost or damaged cards may require a replacement fee. Access privileges may be suspended as permitted by the governing documents.

Fire & Life Safety

Do not block sidewalks, stairways, breezeways, or emergency exits. Storage of personal belongings in common areas is prohibited.

Maintenance Responsibilities

Unit owners are generally responsible for maintaining and repairing the interior of their unit, including: Plumbing fixtures and water lines within the unit Air conditioning system serving the unit Routine maintenance of the A/C condensate drain line Appliances, water heater, electrical fixtures, and interior finishes The Association is generally responsible for maintaining the common elements as provided in the governing documents.

Hurricane Preparedness

Secure patio furniture and personal belongings before severe weather. Follow emergency instructions issued by local authorities and the Association.

No. The onsite Association Administrative Office operates under the direction of the Board of Directors and is separate from Douglas E. Homes LLC.
What is the role of Douglas E. Homes LLC?
Douglas E. Homes LLC is the Association’s professional management company, responsible for financial administration, compliance, vendor coordination, and implementing Board decisions.

How do I update my contact information?
Owners must submit any changes to their mailing address, email, or phone number in writing to the Association office.

How do I request access to the Owner Portal?
Please contact the Association Office to request Owner Portal access. Owners must provide a current email address to activate their account.
Is Association approval required before moving in?
Yes. All owners and tenants must receive Association approval before occupying a unit.
How long does the application process take?
Complete applications are generally processed within 30 days. Incomplete applications may require additional processing time.
What is the application fee?
The current application fee is $100 per adult applicant.
Are lease renewals required?
Yes. Lease renewals must be submitted to the Association for approval before the new lease term begins.
How do I request an estoppel certificate?
Please contact the Association office or submit your request through the official contact information provided on this website.
How do I request a lender questionnaire or condominium certification?
Requests must be submitted to the Association office. Applicable fees and processing times may apply.

Are pets allowed?

Yes. Pets are permitted subject to the Destiny Springs Condominium Association Declaration, Rules & Regulations, and other applicable governing documents.

Do pets need to be registered?

Yes. Pets must be registered with the Association in accordance with the Association’s applicable requirements.

Pet registration requirements are separate from requests for a reasonable accommodation involving a service animal or emotional support animal.

What documents are required for pets?

Owners and residents must provide the applicable pet registration information and current vaccination and licensing documentation required by the Association and applicable state or local requirements.

Are service animals and emotional support animals considered pets?

No. A qualifying service animal or emotional support animal is not treated as an ordinary pet for purposes of a reasonable accommodation under applicable law.

Requests involving an assistance animal are reviewed individually and on a case-by-case basis in accordance with applicable federal and Florida fair housing laws.

How do I request a reasonable accommodation for an emotional support animal?

A resident or applicant may request a reasonable accommodation from the Association.

When the disability or disability-related need for the animal is not readily apparent, the Association may request reliable supporting information to the extent permitted by applicable law.

The Association may maintain a routine procedure or form to assist with processing requests; however, use of a particular Association form is not, by itself, a condition for consideration of a reasonable accommodation request.

Can the Association request medical records?

The Association will only request information permitted by applicable law.

The Association does not require disclosure of a person’s diagnosis, severity of disability, or medical records as a condition of considering an emotional support animal request.

When permitted by law, the Association may request reliable information reasonably supporting the existence of a disability and/or the disability-related need for the particular animal.

Are vaccination and licensing records required for an emotional support animal?

The Association may require proof that an emotional support animal complies with applicable state and local licensing and vaccination requirements, as permitted by Florida law.

Are certain dog breeds restricted?

The Association’s governing documents and insurance requirements may contain restrictions applicable to ordinary pets.

However, a request involving a service animal or emotional support animal will not be denied solely because of the animal’s breed, size, or weight when applicable fair housing law requires the Association to consider the animal as a reasonable accommodation.

Each reasonable accommodation request will be evaluated individually based on the particular facts and circumstances.

Can a reasonable accommodation involving an assistance animal be denied?

A reasonable accommodation request involving an assistance animal will be evaluated individually under applicable federal and Florida law.    An accommodation may be denied when permitted by law, including circumstances where the specific animal poses a direct threat to the health or safety of others or a direct threat of physical damage to the property of others and that threat cannot be sufficiently reduced or eliminated through another reasonable accommodation.  Any direct-threat determination will be based on the circumstances involving the specific animal, rather than assumptions based solely on breed.

Are assistance animals subject to pet fees?

A qualifying assistance animal is not treated as an ordinary pet. The Association will not impose a pet fee, pet deposit, or other pet-related charge on a qualifying assistance animal when prohibited by applicable fair housing law.

The resident remains responsible for damage caused by the animal to the extent permitted by applicable law.

Does approval of an assistance animal automatically approve a tenant or lease?

No. An assistance-animal reasonable accommodation and the Association’s lease/tenant approval requirements are separate matters.   Approval of a reasonable accommodation involving an assistance animal does not, by itself, constitute approval of a lease, tenant, occupancy, or other requirement imposed by the Association’s governing documents.

Owners and residents remain responsible for complying with the Association’s applicable leasing, occupancy, and approval requirements, except to the extent that a reasonable accommodation is required by applicable law.

Destiny Springs Condominium Association is committed to administering its governing documents consistently while complying with applicable federal and Florida fair housing requirements.

Reasonable accommodation requests are reviewed individually based on the information and circumstances applicable to each request.

Can commercial vehicles, trailers, or boats be parked in the community?
Only as permitted by the Association’s governing documents and Rules & Regulations.
Can unauthorized vehicles be towed?
Yes. Vehicles parked in violation of the governing documents may be towed.

 

What are the pool rules?
Please follow all posted pool rules. Private parties are not permitted without prior Board approval.
How do I obtain a key card?
Please contact the Association office during regular business hours.
What should I do if my key card is not working?
Notify the Association office so your card can be inspected or replaced if necessary.
Where should I dispose of household trash?
Household trash must be placed inside the designated community dumpsters.
How do I dispose of furniture or large items?
Please contact the Association office before disposing of bulk items.
Why should cardboard boxes be broken down?
Breaking down boxes helps maximize dumpster capacity and keeps the area clean.e
Who is responsible for maintenance?
Owners are generally responsible for maintaining the interior of their unit. The Association maintains the common elements as provided in the governing documents.
How do I report a common area maintenance issue?
Contact the Association office by phone or email.
What should I do if there is a water leak?
If you discover a water leak, take immediate steps to minimize damage, contact a licensed plumber, and notify the Association Office if the leak may affect common elements or another unit. If another unit is involved, notify the affected owner and contact your HO-6 insurance carrier.
Responsibility for repairs is determined by the Association’s governing documents, the source of the leak, and applicable Florida law. The Association does not determine liability between unit owners.

What should I do if my A/C drain line is clogged?
Contact a licensed HVAC contractor as soon as possible. Routine maintenance of the A/C system is the owner’s responsibility.
Who should I call in an emergency?
For police, fire, or medical emergencies, call 911 immediately.

For emergencies involving the common elements, contact the Association office as soon as possible.

What are the monthly HOA dues?
Monthly assessments are based on the size of the unit:
  • 462 sq. ft. – $286.65
  • 625 sq. ft. – $321.65
  • 826 sq. ft. – $359.53
  • 897 sq. ft. – $376.14
  • 975 sq. ft. – $557.26
  • 1,112 sq. ft. – $422.83
When are assessments due?
Monthly assessments are due on the 1st day of each month.
How do I pay my Association dues?
Payments must be made through the Association’s Owner Portal or by another approved payment method.
Are late fees applied?
Yes. Late fees, interest, and collection costs may apply in accordance with the governing documents and Florida law.
What happens if my account becomes delinquent?
Delinquent accounts may be subject to collection actions, including liens and other legal remedies authorized by Florida law.
Are there special assessments?
Special assessments may be adopted by the Board when authorized by the governing documents and applicable law. Homeowners will receive official notice if one is approved.
